But first, let’s take a look at what the data is showing after the first 6 months of the year in 2021 compared to 2020 housing market.
June 2021 Home Data for Elkhart County
Average Home Price
- Elkhart County – $221,000 (195 homes sold)
- Elkhart City – $214,000 (117 homes sold)
- Goshen – $204,000 (41 homes sold)
- Bristol – $278,000 (10 homes sold)
- Middlebury – $424,000 (7 homes sold)
- Nappanee – $138,000 (4 homes sold)
As a whole, Elkhart County saw 195 homes sell in the month of June 2021 with an average sale price of $221,000 and a median sold price of $200,000.
If we look back 1 year ago to June 2020 the average sold price in Elkhart County was $192,000 and the median price was $169,000 with a total of 205 sales for the county.
What this means…
In 1 year, home values increased from an average of $192,000 to $221,000, representing a $30,000 increase and 15% growth in average sale price.
In other words, your Elkhart County home could be worth 15% more this year than it was worth one year ago.

- January 2021 – $196,000 (145 home sales)
- February 2021 – $212,000 (158 home sales)
- March 2021 – $205,500 (173 home sales)
- April 2021 – $228,000 (176 home sales)
- May 2021 – $220,500 (216 home sales)
- June 2021 – $221,000 (195 home sales)
From this data, we can see that the housing market heats up in the summer with May, June, and July typically having the most home sales compared to other months.
The price has also risen since the start of the year with average home sale price for Elkhart County now staying north of $220,000 for three straight months.
Overall, this is good news for homeowners who are thinking of selling as the market is still hot for sellers. You can get more money from the sale of your home today than you could 1 year ago, thanks to high buyer demand and low inventory of housing available.
