My name is Nick Foy, a real estate broker with RE/MAX Oak Crest Realty in Elkhart County and today I’m excited to share an update with you on the state of the housing market across Northern Indiana as we dive deeper into Elkhart County and the various cities within.
If you’re thinking of buying a house, let’s talk about how this is still a great time to buy despite increasing home values and multiple offer situations. We navigate every market successfully for our clients to make sure they get their dream home and are satisfied with the price paid.
But first, let’s take a look at what the data is showing after the first 6 months of the year in 2021 compared to 2020 housing market.

What this means…
In 1 year, home values increased from an average of $192,000 to $221,000, representing a $30,000 increase and 15% growth in average sale price.
In other words, your Elkhart County home could be worth 15% more this year than it was worth one year ago.
Elkhart County Housing Data – Past 6 Months

From this data, we can see that the housing market heats up in the summer with May, June, and July typically having the most home sales compared to other months.
The price has also risen since the start of the year with average home sale price for Elkhart County now staying north of $220,000 for three straight months.
Overall, this is good news for homeowners who are thinking of selling as the market is still hot for sellers. You can get more money from the sale of your home today than you could 1 year ago, thanks to high buyer demand and low inventory of housing available.
